Dover Harbour Passenger Services Building

Demolition project background

DDS were successful in procuring the high profile contract for the demolition and site clearance of the former passenger services building at Dover harbour’s western docks.The building was originally constructed in 1985 and had been extended twice in the 1990’s. The building had a first floor section at each end of the building, which were linked by an elevated walkway. The high pitched roof was covered with Kal Zip cladding. The roof frame comprised of tubular steel lattice members supported on a steel frame.Its purpose was as a restaurant, bar and last minute shopping facility for passengers waiting to board the ferries. The south end was used for staff accommodation and the north end for plant storage.


  • Confirm isolation and termination of services in the building
  • Erect fencing clad with debris netting to secure the site
  • Remove asbestos materials within building to be demolished
  • Soft strip services, fixture, fittings and non-load bearing structures
  • Salvage and set aside:
    • 5 No. Flag Poles
    • 1 No. Illuminated Information Sign
    • 1 No. Illuminated Exit Sign
    • 1 No. Pedestrian Information Sign
  • Demolish building to underside of ground bearing slab
  • Break out pile caps and ground beams
  • Remove all demolition arisings, rubbish and soft strip materials arising

Achievements and Successes

  • The works carried out were done so in the midst of one of the UK’s largest ports, in use by the both business’ and the general public. In addition to the extra health and safety considerations this posed, it also required careful logistics management as not to effect the day-to-day operations of the port.
  • Live passenger lanes within 8 metres of the site were in constant use and were unaffected during the works
  • The demolition plan had to be designed to take into account the adverse weather expected during the works, this included 24hr emergency call out.
  • A below ground service duct containing all of the service links to the ferry docking systems ran diagonally directly under the building being demolished, and had to be protected throughout the works.
  • A number of items (mostly electrical equipment) had to be carefully removed and handed to Dover Harbour Board prior to demolition.
